Naive Average vs Weighted Median
A naive average gives equal weight to dissimilar properties. The weighted median focuses on competitors most similar to yours.

Target: Bottom 25%
Lower price to maximize bookings. Effective in low season or when occupancy is lagging.

Target: Weighted Median
Position at market center. Balances stable bookings with reasonable nightly rates.
Applied when: My occupancy ≈ competitor avg (±5%p)
Target: Top 25%
Higher price to maximize per-night revenue. Effective when occupancy is strong enough to support premium positioning.
